Collin County Property Tax Protest: Should you DIY or hire an Agent?

Most homeowners assume hiring a property tax agent leads to better results. Given that most protest firms and agents work on a contingency fee (“You pay nothing unless we win!”), it is alluring to outsource your protest and “rest easy”. But, what are you giving up? If you are living in Collin County, here is what Collin CAD’s publicly published data says loud and clear: Homeowners who protest themselves have a higher chance of success AND get much larger reductions.
This analysis compares DIY protests and agent-filed protests across four years, focusing on two metrics that matter:
- Success rate
- Median reduction
While most protest firms loudly market their success rates, they go silent on median reduction!
Success Rates: DIY Consistently Outperforms

This aligns closely with what we observed in Harris County, where DIY protests consistently resulted in higher median reductions than agent-filed protests.
A Simple Example: Same House, Two Different Outcomes
Assume a homeowner in Collin County receives a notice of appraised value:
- Appraised value: $500,000
Scenario 1: DIY Protest
- Reduction: $16,554
- Final value: $483,446
Scenario 2: Agent Protest
- Reduction: $9,645
- Final value: $490,355
The Difference in Reduction
- DIY saved: $16,554
- Agent saved: $9,645
Difference: $6,909
What does this mean in actual tax savings?
Assume an effective tax rate of 2.2%:
- DIY tax savings: ~$364 per year
- Agent tax savings: ~$212 per year
Annual difference: ~$150
Now factor in agent fees
Most property tax agents charge around 25% of the tax savings.
- Agent savings: ~$212
- Agent fee (25%): ~$53
- Net savings to homeowner: ~$159
Final comparison
- DIY net savings: ~$364
- Agent net savings: ~$159
Difference: ~$205 per year

Why does this gap exist?
At scale, most large protest firms prioritize volume and speed. They often settle for topline settlements. Their focus is on quicker settlements in bulk, rather than maximizing each individual case. When a protest firm files tens of thousands of protests, how can they spend time going over each case?!
What This Means
DIY protests are not weaker. They outperform on both success rate and reduction size. Agent-driven protests operate at scale. That model prioritizes efficiency. The outcome is more consistent but smaller reductions. Higher success rates do not automatically translate to better financial outcomes.
Final Take
The data is clear. DIY protests consistently outperform agents in both success rate and reduction size. The gap is material. This is not unique to Collin County. Even in Harris County, DIY protests have a higher success rate and get a larger reduction.
The real question is not whether DIY property tax protest works. The data shows it does. The real question is whether homeowners are willing to put in the effort required to get a better outcome.
